When I was growing up here, Rancho Cucamonga looked a lot different. I remember the open space where Victoria Gardens now stands and the way the air smelled like citrus and grapes after a rain. I’ve watched this city evolve from a quiet cluster of neighborhoods into one of the most desirable places to live in Southern California—and as a Realtor who lives and breathes this market, I’m often asked: "Is it still worth it?"


My answer is always a resounding yes.


Living here for decades has given me a front-row seat to the "why" behind our property values. We aren't just a suburb; we are a master-planned community that was built with intention. From the way our streets are lined with trees to the fact that we have over 30 parks and counting, the infrastructure here is designed for longevity. That’s why, even when the broader California market feels "bumpy," Rancho Cucamonga tends to stand its ground.


The "Great Reset" of 2026

As we move through 2026, we’re entering what I call "The Great Housing Reset." After a few years of wild swings, the market is finally finding its rhythm again. Here is what I’m seeing on the ground right now:

  • Stable Growth over Hype: We aren't seeing the "bidding war madness" of years past, and honestly, that’s a good thing for families. The median home price has settled into a healthy range—around $785,000 for the city overall, though pockets like Alta Loma and Etiwanda consistently command a premium (often north of $1M) because of their lot sizes and school ratings.

  • The Power of Choice: For the first time in a long time, buyers actually have options. With inventory hovering around 300-380 active listings, you don’t have to settle for a house that doesn't fit your needs just to "get in."

  • The Modern Family Shift: I’m seeing a huge surge in demand for multigenerational layouts. Whether it’s an ADU for the grandparents or a "Junior Suite" for a college student, families are looking for homes that offer flexibility. In a city like RC, where we value family above all else, these homes are the "gold nuggets" of 2026.


Why I’m Never Leaving

People often ask me if I ever think about moving somewhere "cheaper" or more remote. But then I think about my son’s baseball games at Red Hill, the fresh eggs from my backyard, and the fact that I can be on a mountain trail in ten minutes and at a world-class dinner at Haven City Market in fifteen.


You can’t put a price tag on a community that looks out for one another. When I sell a home in this city, I’m not just handing over keys; I’m welcoming a new neighbor into a place that I truly believe is the best "home base" in the world.
